Where to find a Delphi Developer who wants to build a business

Does anybody know where I might find a Delphi developer, preferably a Delphi / NexusDB developer, who would like to take over some projects and build up a business from them?

Some background:
I have developed point-of-sale software since 1990. Two big projects that emerged were Rentpro and Cash Advance Pro. They both use the NexusDB database and ReportBuilder. Rentpro software handles inventory and customer contracts for companies with both short term and long-term equipment rentals. It does both rent-to-own, straight rentals, and sales. Cash Advance Pro software is in the financial industry, doing short-term loans like payday loans and longer-term installment loans. It also does check-cashing services. Customers are mostly in the United States and Canada, but also scattered about in various countries like the UK, Namibia, Australia, American Samoa, the Netherlands, Grand Cayman, etc. COVID lockdowns hit us hard, and because of my age, I have lost interest in building back. I am trying to retire. I have someone taking technical support calls, but to completely disconnect, I need to find someone who would like the code base I have developed with the idea of building a business from it. Alternatively, I have been considering just making the code open source and putting it on SourceForge.net.

I called a few business brokers, but they seem to want to buy only multi-million dollar companies. That is not me. My sales were referrals from word of mouth. I never had more than 4 employees. My business is too small for them.

So, please share any ideas about what I might do. I would love to find someone full of vinegar, like when I first got into this business. Otherwise, my direction will most likely be open source.
